The home buying process
August 22, 2009Are you a first time home buyer or maybe you have a home to sell. So how do you proceed?
1. Find out what you qualify for. You can go to any bank and within 20 mins or so, you can get a pre-qualification letter that will tell you what price range of home you should be looking at.
2. If you have a home to sell, contact a Realtor and find out how much your home is worth. What are other homes in your area listed for? What have other homes in your area sold for? What market conditions in your local area will affect the price?
3. Start looking for homes. A good Realtor will talk with you at length to find out what your dream is. What factors are important? Interior dimensions (square footage), number of bedrooms, bathrooms, lot size, and more.
4. From there, your Realtor will send you regular updates of homes that match your criteria.
5. When you find a few homes that look like potential matches, your Realtor will schedule some time to show you the homes.
6. Should you find a house that you like, you can make an offer based on market conditions and comparables in the area.
7. If the offer is accepted, you can then schedule your inspections. Perhaps a roof inspection, a home inspection, and any other types of inspections that will let you feel confident you are buying a good home.
8. Meet regularly with your loan officer and provide them with all the documentation needed.
9. Finally, you will go to a title company where you will sign the documents and get the keys to your new home.
